What is design/build?

"I would define design/ build as a single entity which may or may not be made up of an architectural or design group and a construction group or maybe one in the same. The single entity provides a total delivery package for a project including the design and the construction of a project. That entity may be formed by multiple firms that provide the package but contractually it's one entity. (But) single source is a different entity than design/build. Single source truly is one individual organization. ... so single source is not design/build necessarily."

What is "turnkey?"

"Typically, turnkey would be a situation where ... an entity or an organization would take a project from design through construction literally to move in. (That company) would arrange for financing, would arrange for purchase of land if necessary, but essentially put together the entire package, ready for move in, then deliver that package to whoever the final owner or occupant is going to be."

What is construction management?

"There are really two contractual relationships for construction management. If you follow the American Institute of Architects' documents, there is a construction manager as agent in which the construction manager ... essentially is providing the expertise to allow an owner to become their own general contractor. He provides the expertise, the manpower, the systems for an owner to contract directly as a general contractor. Construction manager as constructor essentially means that the construction manager not only is providing services for the owner to put together an entire project from early on ... but also can provide the construction services contractually."

How does a negotiated contract influence delivery?

"With a negotiated general contractor, generally that contractor is selected early on in the design phase, which allows the contractor to provide input into the design from a constructability standpoint. It allows the owner to have the contractor developing fairly accurate budgets from an early stage. It creates more of a team relationship."
